Steps to Buying a Home in Pensacola and How We Help

Make A Plan

The first step we take towards helping buyers is with determining their needs and wants in a new home. Are you looking for a new primary home? An investment property? A vacation getaway? Are you in need of more space or are downsizing? Do you plan on having kids? If so, what kind of schools do you prefer they attend? These kinds of questions and more are important to consider at the beginning of the home buying process. Each of us have our dream life, and we at Conna O’Donovan Real Estate help make that dream a reality by planning with you upfront.

Organize Finances

Going hand in hand with understanding your goals is having a good grasp of your financial abilities. If you need a loan, get pre-approved as soon as possible. Our team would be happy to recommend our clients’ Preferred Lenders, but regardless of who you use, it is a good idea to start this process early. With a pre-approval letter in hand, you will know exactly how much you can spend, and you will look stronger to the seller when submitting it with an offer for a home. This step is vitally important in today’s lending market, and we cannot recommend it enough.

Complete Inspection

After signing the contract, there are typically 30 days before the actual close on your home. It is during this period that we will verify that you complete all of your contractual obligations, including deliver your earnest money and perform a final evaluation of the property with the help of a certified inspector. Any things the inspector might find will require further negotiation that we will help integrate smoothly into the contract. Once you and the sellers are satisfied with the property and final contract, you’re ready to close!
